Zahrija House is a charming part of Sliema traditional houses but with an elegant modern twist. The muted grey facade, the grandiose traditional Maltese door adorned with the iconic, fish-shaped knockers found in traditional Maltese abodes – all indicate the quiet elegance waiting to greet you inside. The entrance hall is adorned with unique Maltese tile flooring, with furniture in grey and soft monochrome, featuring quaint little characteristics such as doorknobs in the form of sea-snails.
As soon as you step inside, you realize that Zahrija House is one of a kind, a quirky rebel amid a sea of conformity. The entrance hall leads you into the first bedroom, a triple room with an adjoining en-suite bathroom, as well as a charming balcony overlooking the courtyard downstairs.
Upon the second floor, reachable by a flight of stairs, one finds a further two bedrooms – a double bedroom embellished with blue undertones, featuring a wooden Maltese balcony equipped with table and chairs, creating an intimate space where one can enjoy a morning beverage. An exquisite en-suite bathroom is also connected to this room, for added comfort and privacy.
Along the other side of the hallway one finds another double bedroom, this time beautifully adorned with light blue and creamy tones. Subtle hints of artistic design shine through; from the peculiar cactus-shaped knobs enhancing the drawers, to the artful combination of unexpected colors. An en-suite bathroom with bath-tub can be found adjoining this room, as well as another open-air balcony, mimicking the one below, overlooking the courtyard.
Upon the third and final level, one finds the grand master bedroom, an impressive room encompassed by a large, low, double bed. This bedroom is also equipped with its own en-suite bathroom, as well as the ubiquitous balcony which adds to the overall charm of the room. All the bedrooms are equipped with A/C, ideal for the notorious Maltese summer.
On the third floor, on the other side of the hallway from the master bedroom, one finds a spacious roof-terrace, complete with hot tub and sun beds, perfect for the sweltering Maltese summers. Above the hot tub, one finds a breezy canopy, gracefully deflecting the sun's rays through its crisscrossing fabric. The kitchen/living are located on the lower floor. Bold colors punctuate this space – from the blunt grey walls of the open plan living, dining and kitchen, to the striking strokes of mustard of the armchair and cushions, to the bold and beautiful blue kitchen. Air-conditioned for added comfort, this space is inundated in natural light coming from the courtyard. The inviting six-seater sofa sits in front of a flat-screen cable TV.
The dining area is stately and smart, seating up to eight persons comfortably. A family bathroom is also found on this level, for additional comfort. The blue-hued kitchen is fully equipped with dishwasher and all the other appliances required for preparing scrumptious home-cooked meals. Subtle hints give away the truly innovative soul of this house – a mustard-colored plaque tying the kitchen area in with the living area, a futuristic-looking floor lamp – these are all quiet expressions of individuality which shine through in this home. The courtyard enjoys copious amounts of sunlight every day and is ideal for enjoying meals alfresco. An artistic mural depicting traditional Maltese tiles further embellishes the already beautiful area. A washing machine can be found in a laundry cupboard in the courtyard.
Zahrija House is an ideal home away from home for anyone who appreciates elegance, art and contemporary design. It marries the past and the present beautifully into a unique abode. While best suited for young couples or families with older children, this house would make a wonderful home to anyone who truly appreciates its historic and aesthetic value.
Minimum booking is four nights, prices will be quoted pro-rata according to the season. Deposit of 40% is required on confirmation. Preferred deposit payment methods are by bank transfer or by Pay-Pal. While the remaining balance is to be settled ideally 4 weeks prior arrival.
A refundable breakage deposit of 300euro is to be paid on check in either to be settled by visa or cash. The security deposit will be refunded via credit card if paid as such after a maximum of 30 days. Or via bank transfer - if paid in cash - with bank charges incurred to the beneficiary bank account [should s/he not be in SEPA country] after a maximum of 15 days. Thus the beneficiary bank details will be required to refund the deposit.
The apartment includes basic water and electricity (200kWh) supply for the whole stay which in most cases would be more than enough, however, in the rare cases when this amount is exceeded, electricity will be charged extra at a rate of 0.35 euros per unit (1kwh).
Due to cleaning necessities, the check-in time for the apartments is generally 2.00pm and the check-out is at 10.00am however if there are no arrivals on the same day the apartment can be kept for longer.
We do supply a set of linen per each bed and a couple of towels per person. It is then up to one's discrepancy to wash them as much often as desired. Each apartment is adorned with a washing machine and it can be used as often as desired. Please note that the rental price does not include the Environmental Contribution tax, introduced on June 2016 amounting to €0.50c per night up to a maximum of €5 for each continuous stay in the Maltese Islands. This applies to 18-year-old and older.
A security deposit has to be paid on check in via credit - preauthorization. It can be settled in cash as well but it will be refunded via bank transfer after a maximum of 15 working days. The deposit is NOT applied toward rent; however, it is fully released provided the following provisions are met.
We operate a fair usage policy. The limited allowance is very generous and should more than suffice on normal usage. However, if lights and particularly air-conditioning are unnecessarily left on when not in the property or if the water is left running for no reason the allowance will be exceeded. Air-conditioning should NOT be left running if doors, windows or other apertures are left open as this will cause consumption to spike. Both electricity and water meters will be read on arrival and departure to calculate the usage. In the event that you have used more than the allowance for the property, the additional usage will be charged at current rates and deducted from your security bond [electricity will be charged extra at a rate of 0.35 Euros per unit (1kwh)]
Please note that for longer stays of 28 days or more the above does not apply. Water, electricity, gas has to be paid as much as consumed. Electricity is charged at 35c per kWh while water is charged at a flat rate of 1.10c per day.
The maximum number of guests is strictly limited to the number of people booked. Cot and highchair are also available upon request
NO other guests are allowed to stay in the property at ANY time. If additional, non-paying guests are found to be staying or utilising the facilities you will be charged one night per person accordingly.
Events and parties are allowed on the condition of pre-approval and subject to additional costs and cleaning fees. Any event without pre-authorisation will be considered a breach of the rules and charged accordingly.
Rates include a set of linen per bed & 2 towels per person. It is up to one's discrepancy to wash them as often as desired using the washing machine available for use on the property. Cleaning of the apartment is done prior to the check in and after the checkout.
While linen and bath towels are included in the rental rate, daily maid service is not. However, it is available at an additional rate, thus if needed kindly contact us. We do not permit bath towels or linens to be taken from the property. You can be charged up to 20euro per linen/towel should they be soiled or damaged.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in./p>
Any exceptions to the above-mentioned policies must be approved in writing in advance.
The sound limit should not exceed 60dB at ANY time. At this level, you can enjoy the music without annoying the neighbors. No music should be played before 9:00 am or after 8:00 pm. We understand you are here to have fun and we will do our utmost to help. However excessive noise such as screaming, shouting or similar behavior should be avoided.
Parking on the road is permitted at no additional cost.
This home is on a combination of normal drainage and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or any other materials other than toilet paper have been flushed and clog the septic system, you will be charged with damage fees of up to two hundred euros (EUR200).
Meeting point is at the apartment with one of our Reps. Details regarding your check-in will be sent over to you a few days prior to your arrival. Should there be any change or missing details please do inform us. Check-in is very flexible - normally at 14hrs to the latest 22hrs. Any earlier check-in has to be upon request and confirmed via email. Later check-in after 22hrs is also accepted provided that we are allowed to organize the transfer. Transfer fee varies depending on the number of people. Should one decide to opt for another mode of transportation after 22hrs, there will be a 35euro host fee payable on check in to the host.
Fair Usage Policy - This is sufficient for all normal activities, e.g. web browsing and emailing, but may be exceeded if there is a significant amount of activities such as video streaming. If more download capacity is required then it may be possible to purchase additional GBs. Please note: any illegal internet activity, e.g. peer-to-peer file sharing, will result in the internet access being closed down for the duration of your stay.
